The completed "Morgan Farms" community masterplan rendering.
I was contracted by the Land Developer for "Morgan Farms" during the early stages of planning. This new community is located just outside of Traverse City, Michigan.
They wanted me to create Masterplan Renderings and assist in the visual planning aids.
All of these together were used for marketing, planning and assisted in gaining approval from the community and it's governing bodies.
Using these renderings to show the project planning is crucial to helping the local community understand what it will look like, this benefits the developer and the community.

This version of the rendering was used to show lot lines and plot numbers for reference and marketing.
These Masterplan Renderings were created using Autodesk 3dsmax, Mental Ray, Itoo Forest Pro and Adobe Photoshop.
I modeled the basic building styles according to the supplied documentation. The base ground model was created from a mix of CAD and Sketches to give me a more complete picture of what I needed to complete.
Finishing touches were then blended in Adobe Photoshop and I was able to create quite a few different versions to notate road names, lot numbers and community areas.

The area where Morgan Farms exists now had no development in 2003, as shown on Google Earth.
